Potential buyers show interest in former Gloucester office, as major development plans are revealed

A major residential development is being proposed for a former office site in the centre of Gloucester, with potential buyers already showing considerable interest.

A major residential development has been proposed for the former Ecclesiastical Insurance offices site in Gloucester, ahead of a potential sale in October 2021.

Property expert, Bruton Knowles, is marketing the buildings and land – which cover 0.18 acres off Spa Road – and says there has already been considerable interest.

The property expert’s website shows images of a proposed scheme, designed by Gloucester-based Quattro Design Architects, which it describes as ‘part of the discussions with the city council to identify the site’s regeneration potential’.

Dorian Wragg, commercial partner at Gloucestershire-headquartered Bruton Knowles, said: ‘We have had a lot of interest already, which is great. What is really pleasing is we have had really strong interest from local developers too.

‘Some of that interest has been from Cheltenham developers who have traditionally concentrated their efforts there because of the higher values, but they now see real opportunity here in Gloucester.

‘We have high quality developments already in the city at Bakers Quay and The Forum and this will be right up there in terms of quality too and lead to a real rebirth for the area.’

The sale includes the three-storey office building, Montpellier House, as well as 4, 5 and 6 Beaufort Buildings, Spa Road – three Grade II listed terraced former townhouses converted to offices.

There is also land currently used for parking for 49 cars.

The site is offered for sale through Bruton Knowles by informal tender, with bids for freehold vacant procession to be received by 12pm on Wednesday 20 October 2021.
